			<content:encoded><![CDATA[<p>Contract signed May 2010, work began June 2010 to be completed within 10 weeks. No sign of contractor since late September. Job is 90% done, but not complete. Contractor has not been by for final payment, nor has he called with for any other reason. We recieved a call from a lumber vendor saying they were placing a mechanics lien on our house for non-payment from contractor. When is a job considered abandoned? And are we liable for final payment under circumstances?</p>

			<content:encoded><![CDATA[<p>I inherited a rather large Victorian style house. It is in desperate need of maintenance such as roofing, trim repair and painting, asbestos remediation, wiring and plumbing. I&#8217;ve called just about every contractor in the phone book or in the local trades. Most of them don&#8217;t even return my calls, and the ones I am able to reach directly are either too busy, don&#8217;t service my area or don&#8217;t do residential work (I wish they would say that in their ads). I also tried Service Magic, but the few that did respond to my inquiries gave very high estimates &#8211; like one that wanted $18,000 to do one area of the roof. I think $1,800 would be a lot for one dormer! Like I sais, some things need immediate attention. What is a good way to get a reliable contractor?</p>

When selecting someone after a horror show from getting a contractor off creigs list ( don&#8217;t recomend that ) I ran into a few who said they did not need an electrcians licence because its not a big job? I would apparecate the feed back.</p>

			<content:encoded><![CDATA[<p>3 years ago we purchased a newly built house by a private contractor.  Recently we noticed the roof was leaking.  The cause of the leak was a improperly installed/missing flashing, which lead to major water damage behind the wall and fungus growing out of the carpet.  The contractor subbed the roof out to roofers who were a) not liscenced and b) are no longer in business.  We want the GC to pay for the repair, he refuses&#8230;is he liable for the repair?</p>
